Quiet Title

A quiet title action is a circuit court action, or lawsuit, intended to establish or settle the title to a property, especially when there is a disagreement. It is a lawsuit brought to remove a claim or objection on a title.
A court action brought to establish title: to remove a cloud on the title.

Quitclaim Deed

A deed to relinquish any interest in property which the grantor may have. Quitclaim deeds are most often used to transfer property within a family.
For example, when an owner gets married and wants to add a spouse's name to the title or when the owners divorce and one spouse's name is removed from the title.
